Bifold Door Installation in Leeds — What to Expect

Most Leeds homeowners planning a bifold door project want to understand the installation side as well as the product cost. We're a supply-only specialist (we don't fit), but we work with installers across Leeds every week and can explain what a typical project looks like from order to a finished, watertight installation.

For a standard 3-panel aluminium bifold door replacing existing French doors or sliding patio doors on a Leeds 1930s/post-war semi:

What Happens on Installation Day

A like-for-like bifold installation (no structural work) on a Leeds semi typically runs as follows:

Morning (8am–12pm)

• Installer arrives, lays dust sheets across the kitchen and any adjacent rooms
• Existing French doors or sliding patio doors removed (typically 1–2 hours, longer if there's old timber rot to deal with)
• Opening is checked for level, plumb and square — minor adjustments made with packing or wedges if needed
• New aluminium frame is offered up to the opening, fixed temporarily, and checked again

Afternoon (1pm–5pm)

• Frame is permanently fixed with mechanical fixings to the structural opening
• Glazing units are installed into each panel (handled carefully due to weight — see our guide on bifold door weight)
• Hinges, running gear and locking hardware adjusted for smooth operation
• All panels checked to fold and close properly
• Cill, sealing and trim work completed
• Final clean-up and handover

By end of day, a like-for-like 3-panel installation is finished and watertight. The installer should run through the operation with you (locking, traffic door, ventilation) and leave the user manual and warranty documents.

When Structural Work Is Needed

If you're widening the opening (common when upgrading from French doors to a wider bifold), the installation is more involved:

Stage 1: Structural Engineer's Report (Week 1–2)

A structural engineer surveys your property, calculates the load on the existing wall above the opening, and specifies a steel beam (RSJ — rolled steel joist) or similar to replace the current header. Cost: £200–£400. The report is also needed for Building Regs.

Stage 2: Building Regs Application (Week 2)

Submitted to Leeds City Council either as a Building Notice (faster, no upfront drawings) or a Full Plans application (more detailed, often used for extensions). Cost: ~£200–£400 in council fees. Approval typically takes 2–6 weeks.

Stage 3: Structural Work (Week 3–4)

A builder (often the same person as the bifold installer) widens the opening, props the wall above, removes the old brick header, fits the steel beam, and makes good. This is normally a 2–4 day job depending on the wall thickness and complexity. Cost: typically £1,500–£3,500 in 2026.

Stage 4: Bifold Installation (Week 4)

Installation as described above, but with the doors fitting into the new wider opening. The installer co-ordinates with the builder so that we deliver the doors the day before fitting — they're never sitting on site for weeks while structural work happens.

Stage 5: Building Regs Sign-Off (Week 5–6)

A council Building Control inspector visits to inspect the structural work. Once signed off, you receive a Completion Certificate which you'll need when selling the property.

How to Find a Trusted Bifold Installer in Leeds

• 5+ years' aluminium fitting experience: uPVC and aluminium fit very differently. An installer who's mainly done uPVC may struggle with the precision of aluminium frames

• Separate fitting warranty: A good fitter offers their own 1–2 year warranty on workmanship, on top of our 10-year manufacturer guarantee on the doors themselves
• Willingness to coordinate: For projects with structural work, your installer should be willing to talk to your structural engineer and builder. If they want to work in isolation, that's a red flag
• Local references: Specifically, references from recent Leeds/Yorkshire jobs you can phone. National installers without a local track record are riskier

Common Installation Issues to Avoid

Things that can go wrong (mostly preventable with the right installer):

• Out-of-square opening: Older 1930s Leeds semis often have settled openings that aren't perfectly square. A good installer will check and adjust before fitting; a careless one will force the frame and end up with a door that doesn't close properly
• Inadequate cill drainage: Bifold cills need proper drainage channels to prevent water pooling. Cheap fits sometimes skip the drainage detail
• Wrong fixings: Aluminium bifolds need to be mechanically fixed to the structural opening (brick or steel), not just to the plaster reveals. Watch out for installers who take shortcuts here
• Forcing the frame square: The frame should be installed plumb and level, with packing where needed. Forcing it to follow an out-of-true opening puts strain on the hinges and locking
• Skipping the hardware adjustment: After fitting, every hinge and locking point should be checked and adjusted for smooth operation. A 30-minute final adjustment is what separates a great installation from a mediocre one

Permitted Development vs Planning Permission

For most Leeds rear-elevation bifold projects, you don't need planning permission — they fall under permitted development. Exceptions:

• Conservation areas: Parts of Headingley, Far Headingley, Roundhay, Adel, Saltaire (Bradford). Rear elevations are usually OK; front and side elevations need consent
• Listed buildings: Always need listed building consent regardless of elevation
• Article 4 Directions: Specific properties or areas where permitted development rights have been removed
• Substantial extensions: If the bifold is part of a larger extension, the extension itself may need planning even if the bifold doesn't
